The kitchen has an older fitted kitchen available for largely free takeover; however, it can also be removed. All rooms except the bathroom and kitchen have parquet flooring, which will be sanded before new occupancy. The bathroom is bright and has a window as well as a shower and bathtub. The windows and doors to the courtyard were completely renewed this year. The energy certificate data is from before the window renewal. Overall, a very well located, well-maintained apartment close to Prinzipalmarkt.
In 1998, all electrical wiring was renewed, all sanitary pipes renewed including bathroom fittings. The kitchen was tiled, parquet laid, shutters were renewed a few years ago, and around 2000 the apartment entrance door was renewed including an intercom system. The boiler is from 2005.
The tenant settles heating, electricity, and hot water costs directly with a supplier; these costs are added to the gross rent mentioned above.
Note: The terrace is quietly located next to a larger lawn area, which is shared by the community. The garden in front of the terrace can currently and occasionally still be used, but since the house rules may change in the future, this cannot be guaranteed in the rental contract.
